| Semi-Detached | €3,000 | €1,600 | €4,600 |

Realistic end-to-end timeline: 6–10 weeks without grant, 3–4 months with SEAI grant included.
Call Owen on 01 822 8982. We confirm rough scope, eligibility for the SEAI grant, and book a free home survey at the earliest available slot. Owen responds within 24 hours of any web enquiry.
A surveyor visits your home, laser-measures every opening, walks through colour/glazing/hardware options with samples, and confirms what spec qualifies for the SEAI grant. No pressure, no upsells.
You receive a fully itemised quote within 24 hours of the survey — every window/door priced individually, U-value spec in writing, SEAI grant amount stated, total before and after grant.
For grant-funded jobs: you apply at seai.ie using our SEAI registration number. Application is free, takes 30 min, grant offer arrives in 2–4 weeks. Do not start work before the offer.
Order goes to manufacturer. Lead times: uPVC + composite doors 4–6 weeks; aluminium 9 weeks. You stay informed via direct text from your project contact.
Our experienced installation team carries out the work. 3-bed semi typically completes in 2–3 days with full make-good and clean-up included. Final walk-through before we leave site.
For grant-funded jobs: registered BER assessor visits (we recommend one). You upload our invoice and the new BER to SEAI. Grant paid directly into your bank account 4–6 weeks later.
You pay on installation, not before. No upfront deposits, no payment plans, no finance applications.
The quote is the price. No "unfortunately we found extra cost on site" surprises mid-install.
For full-house upgrades, we can arrange 0% financing on approved credit through our finance partner.
Found a like-for-like quote cheaper? Bring it to us and we'll beat it by 10% on the bottom line.
Replacement — no plans needed. Owen visits, measures every opening, walks through options. Quote in 24 hours.
New construction — your architect emails or posts us the project drawings. We’ll quote off the schedule of windows / doors directly.
Renovation / extension — your architect supplies plans, or your builder sends us window/door sizes and styles. We’ll quote off either.

The questions we hear most often on the phone before quoting. Click any to expand.
We don't sell off-the-shelf windows or doors. Every order is custom-manufactured to the exact opening size measured on your survey. A €600 window and an €1,200 window are different sizes, glazing specs, colours and operations — there's no single price because there's no single product. The figures above are real installed prices from the last 90 days, by category.
Typical 3-bed semi-detached: €12,000–€15,000 + VAT for 8–10 A-rated uPVC windows. After the SEAI semi-detached window grant (€3,000) the net cost is roughly €9,000–€12,000 + VAT. If you add a composite front door, total before grant ≈ €13,800–€18,600 + VAT, minus up to €4,600 in combined grants.
The grant is paid directly to you by SEAI, not subtracted from our invoice. You apply yourself at seai.ie using our SEAI registration number. We provide every document you need (registration number on the quote, U-value spec in writing, our invoice, post-works BER recommendation). End-to-end timeline 3–4 months from quote to payment. See our step-by-step application guide.
Manufacturing lead times: uPVC windows and composite doors 4–6 weeks, aluminium products 9 weeks. Plus 1–3 days on-site installation. Plus 2–4 weeks for the SEAI grant offer if applicable. End-to-end: 6–10 weeks without grant, 3–4 months with grant.
No. You pay on installation, after the work is complete and signed off. No deposits, no upfront payments, no payment plans. The only thing we ask is that you have the SEAI grant offer in hand before we start (for grant-funded jobs) — starting work before the offer arrives forfeits the grant.
For accurate pricing — no. Every opening needs to be laser-measured, the surveyor needs to check threshold heights, structural lintels, sightlines and reveal depths. We don't do "guesstimates from photos" because they invariably differ from reality and create awkward conversations later. The site visit is free, takes 30 minutes, and Owen confirms eligibility for SEAI before you commit to anything.
