Terms & Conditions

These Terms & Conditions ("Terms") apply to all quotations, orders and installations carried out by Airtight Window Systems Ltd (Company No. registered in Ireland, "Airtight", "we", "us") for customers ("you", "the customer"). By accepting a quote from us in writing — whether by email, signed paper copy, or verbal go-ahead followed by deposit-free agreement — you accept these Terms.

All quotes provided by Airtight are fully itemised in writing. Each window, door and door-side panel is priced individually, with U-value, glazing pattern, colour, locking spec and warranty terms stated explicitly. Prices are quoted exclusive of VAT unless stated otherwise; the prevailing rate of Irish VAT will be added on the final invoice.

Quote validity: Our written quote is valid for 30 days from the date of issue, unless a different period is stated in writing on the quote itself. After 30 days we reserve the right to re-quote (typically only manufacturer materials cost has shifted — labour and our margin stay the same).

Fixed price: The quoted figure is the figure. We do not present "starting from" headlines and then add costs at install. If unforeseen structural issues are uncovered during install (rotted lintel, asbestos in the surround, etc.) we’ll stop work, photograph the issue, and discuss any necessary variation in writing before proceeding — no extras are ever added without your written approval first.

Indicative 2026 fitted prices (exclusive of VAT, real ranges from Airtight installs Q1–Q2 2026):

• Single A-rated uPVC window — €600 to €1,200 + VAT per window
• uPVC back / utility door — €1,170 to €1,400 + VAT
• Composite front door (Palladio / APEER) — €1,800 to €3,600 + VAT
• uPVC French doors (pair, 1.5–2.0 m) — €2,400 to €3,200 + VAT
• uPVC sliding patio doors (2–4 m) — €2,800 to €4,500 + VAT
• Aluminium lift-and-slide doors (3 m+) — €4,000 to €11,500 + VAT
• Full 3-bed semi window replacement (8–10 windows) — €12,000 to €15,000 + VAT

The price your specific home receives depends on opening sizes, glazing spec, colour and operation. Final pricing is determined after our free survey.

We will beat any like-for-like written quote from an SEAI-registered competitor in Dublin, Kildare or Wicklow by 10% on the bottom line. To qualify, the competing quote must:

• Be in writing (PDF, email, or physical paper), not verbal.
• Be issued by a contractor currently on the SEAI registered list (we will verify).
• Match the spec we’ve quoted: same U-value, same locking spec, same glazing pattern, same colour, same warranty length, same installation scope (make-good, removal, disposal).

Loss-leader pricing on a single line item below our supplier cost is excluded. We’ll match like-for-like on the total bill, not race-to-the-bottom on any single product. See our Price Promise page for the full terms and the "what’s not covered" disclosure.

No deposit is required to place an order with Airtight. Payment is due in full on satisfactory completion of installation, subject to a final walk-through and your sign-off.

Accepted payment methods: bank transfer or cheque made payable to Airtight Window Systems Ltd. We do not accept payment by card on site.

For larger projects (typically over €25,000) we may, by mutual agreement, structure a staged payment of (i) on order, (ii) on delivery to site, (iii) on completion. This is rare and always agreed in writing in advance.

Invoices not paid within 14 days of completion may be subject to interest at the rate prescribed by the European Communities (Late Payment in Commercial Transactions) Regulations 2012, plus reasonable recovery costs.

Airtight is an SEAI-registered installer. This means our company and our installed products are eligible for use under the SEAI Better Energy Homes grant scheme. However:

• You apply for the grant yourself, directly to SEAI via seai.ie. Airtight cannot apply on your behalf.
• The grant is paid by SEAI directly into your bank account after installation and post-works BER — not deducted from our invoice.
• You must not start works until SEAI has issued the formal grant offer letter. Starting work before the offer arrives forfeits the grant entirely — this is SEAI’s rule, not ours.
• Airtight provides the documentation needed for your application: our SEAI registration number, U-value spec in writing, our final invoice, and a recommendation for a registered BER assessor.
• Eligibility is determined by SEAI, not by Airtight. We assess likely eligibility on the survey and quote on the assumption your home meets the published criteria, but final approval is at SEAI’s discretion.

Once your order is confirmed in writing, products go to manufacture. Typical lead times (working days, from order confirmation):

• uPVC windows and doors: 4–6 weeks
• Composite front doors (Palladio, APEER): 4–6 weeks
• Aluminium windows and lift-and-slide doors: 9 weeks
• Custom RAL colours: add 1–2 weeks

Lead times are estimates from our manufacturers and we cannot guarantee them as absolute deadlines. We’ll keep you informed by direct text/email if a delay arises and offer a revised install date.

Site access: You agree to provide reasonable access to your property on the agreed install day(s) and clear furniture, curtains, blinds and breakable items from a 1.5 m zone around each opening before our team arrives.

Installation team: All installations are carried out by Airtight directly-employed fitters — we do not subcontract.

Typical duration: Single window or door — half day. 3-bed semi full-house — 2–3 working days.

Make-good: Internal plastering and external sealing/silicone work is included in the quoted price. Decorating (paint, wallpaper) is not included unless explicitly stated in writing.

Removal & disposal: Removal of your existing windows and doors and responsible disposal of waste is included. Metal frames are recycled where possible.

Weather: Heavy rain, high winds or freezing temperatures can prevent safe installation. If we need to postpone for weather reasons, we’ll re-schedule the earliest practical alternative date at no extra cost.

Every Airtight installation carries the following warranties:

• Airtight workmanship guarantee: 10 years from completion date. Covers the install itself — frame fitting, sealing, fixings, plastering make-good, hinge alignment.
• uPVC window unit warranty: 10–15 years from the manufacturer (Spectus, Epwin, Frames Direct, etc.), subject to manufacturer terms.
• Composite door warranty: 12 years on Palladio doors; APEER lifetime structural with 10-year colour-fade.
• Multi-point locks & cylinders: 10 years from the manufacturer (Yale / Avocet typical).
• Toughened / laminated glass: 10 years from the manufacturer.

Warranties are non-transferable and apply only to the original customer at the installation address. They cover manufacturing or installation defects and do not cover:

• Damage caused by misuse, accident, vandalism or attempted forced entry.
• Damage caused by failure to carry out reasonable maintenance (e.g. no annual hinge oiling).
• Cosmetic wear (e.g. fingerprints, condensation on the outside surface of glass — which is normal on high-performance windows).
• Glass breakage caused by impact (ball, stone, accidental impact).

To make a warranty claim: email sales@airtight.ie with photos and your install address. We respond within 5 working days and arrange a site visit if needed.

Airtight carries €2 million public liability insurance on every installation.

If you are a consumer (not a business) and your order was made off our premises (e.g. after our surveyor visited your home), you have a statutory right under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 to cancel within 14 days of placing the order, without giving a reason.

To cancel, notify us in writing (email sales@airtight.ie) within the 14-day window. Once we receive notice, we’ll halt manufacturing if it has not begun.

Once products have entered manufacturing — which happens shortly after the 14-day window closes — we cannot cancel the order, because every window and door is custom-made to your opening size and specification.

If you wish to vary the order (change colour, add a window, etc.) after we’ve placed it with the manufacturer, we’ll do our best to accommodate, but additional cost or lead-time may apply — always discussed and agreed in writing first.

Title in the installed products remains with Airtight until full payment is received. Risk passes to you on installation completion. We strongly recommend you ensure your home insurance covers the replacement value of installed products from the date of completion.

Neither party will be liable for delays or failures caused by circumstances beyond reasonable control: severe weather, manufacturer shortages, transport disruptions, industrial action, government restrictions, fire, flood, or acts of God. We’ll keep you informed and resume work as soon as practical.

If a resolution cannot be reached, you may refer the matter to the Competition and Consumer Protection Commission (CCPC) at ccpc.ie.

Nothing in these Terms limits or excludes our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; any matter for which it would be unlawful to exclude or limit liability.

Subject to the above, our total liability under any single order is capped at the price paid for that order. We are not liable for indirect or consequential losses (e.g. loss of profit, business interruption).

These Terms are governed by the laws of Ireland. Any dispute will be subject to the exclusive jurisdiction of the Irish courts.

We may update these Terms from time to time to reflect changes in our practices, the products we offer, the law, or the SEAI grant scheme. The "Last updated" date at the top of this page shows the most recent revision. The Terms applicable to your order are the ones in force at the date your order is confirmed.
