Double Glazing in Ireland: What You Actually Get for €600+ Per Window

Double glazing has been the Irish standard since the early 2000s — two panes of low-E glass separated by an argon-filled cavity, sealed inside a uPVC, aluminium or composite frame. In 2026, an A-rated double glazed window achieves a U-value of 1.4 W/m²K, comfortably meeting Part L of the Building Regulations. Here is what that translates to in real terms for a Dublin, Kildare or Wicklow home:

  1. 1

    Heating Bill Reduction

Roughly 25-30% off your annual heating bill versus single-glazed or 1990s-era double glazing. For a typical Dublin 3-bed semi running on gas, that is around €480-€620 per year saved at current Bord Gáis tariffs. Payback on a full window upgrade is 7-10 years — sooner if energy prices rise again.

  2. 2

    Acoustic Comfort

A-rated double glazing cuts external noise by 30-35dB. If you live near the M50, N11, the LUAS Green Line or the Dublin Airport flight path, that is the difference between hearing every car and barely noticing the road.

  3. 3

    No More Window Condensation

Modern sealed units with warm-edge spacer bars eliminate the morning condensation common in older Dublin homes. That stops the mould and damp on window reveals that ruins paintwork and triggers asthma.

  4. 4

    A-Rated WER Certified

Every window we install carries the A Window Energy Rating label, the Irish/UK industry standard. This is the same certification SEAI requires for the Better Energy Homes grant.

  5. 5

    Real Pricing in 2026

From €600 + VAT per window for casement (the most common Irish style), supplied and fitted, with full removal of your old units included. No deposit. Call 01 822 8982 for an itemised quote within 24 hours.

Double Glazing vs Triple Glazing: Which Should You Spec in 2026?

This is the single most common question we get on the phone. The honest answer: triple glazing is not automatically better for every Irish home. Here is the comparison the showroom sales people will not give you straight:

  1. 1

    U-Value Difference

Double glazing 1.4 W/m²K vs triple glazing 0.8 W/m²K. Triple is roughly 35-40% better in pure heat-loss terms. In a well-insulated A2-rated new build, that matters. In a 1970s Dublin semi with uninsulated cavity walls, you will lose far more heat through the walls than the windows — fix the walls first.

  2. 2

    Cost Difference

Triple glazing adds €150-€200 per window. For a 10-window 3-bed semi that is €1,500-€2,000 extra, total cost typically €7,500-€10,000 versus €6,000-€8,000 for double.

  3. 3

    Payback Period

In a typical Dublin home upgrade (not a deep retrofit), triple glazing only pays back its premium over double after roughly 18-22 years. Double glazing pays back in 7-10. For most homeowners, double is the smarter financial choice.

  4. 4

    When to Spec Double

Listed buildings, conservation areas (Georgian Dublin, parts of Dún Laoghaire, Bray), south-facing rooms where solar gain matters, budget-led upgrades where €600 per window is the ceiling, rentals and investment properties.

  5. 5

    When to Spec Triple

New builds targeting BER A2 or better, deep retrofits where you are also insulating walls and floors, north-facing bedrooms where heat loss is worst, homeowners who plan to stay 20+ years, anyone going for SEAI's One Stop Shop full retrofit.

  6. 6

    Our Honest Recommendation

Mix and match. Double glazing in living rooms and south-facing windows, triple in north-facing bedrooms and bathrooms. Saves €1,000-€1,500 with under 5% measurable performance loss.

FAQ

Frequently Asked Questions About Double Glazing in Dublin

Compare options, costs and timelines. Owen responds within 24 hours and arranges the next available survey slot.

Casement double glazing starts at €600 + VAT per window supplied and fitted, with old window removal included. For a typical Dublin 3-bed semi (10 windows) expect €6,000-€8,000 for casement, €7,500-€9,500 for French style, €9,000-€11,000 for flush sash, or €9,500-€12,000 for sliding sash. Triple glazing adds €150-€200 per window. SEAI grants of €5,000-€8,000 are deducted from these prices for eligible homes. Free itemised quote within 24 hours — call 01 822 8982.

For most Dublin, Kildare and Wicklow homes built between 1970 and 2010, double glazing is the smarter financial choice. Triple glazing pays back its €1,500-€2,000 premium over 18-22 years; double pays back in 7-10. Spec triple if you are doing a deep retrofit, building new to BER A2, or replacing north-facing bedroom windows. Spec double for south-facing rooms, listed buildings, conservation areas, and any standard like-for-like upgrade. We are happy to recommend a mixed spec — it usually saves €1,000-€1,500 with under 5% performance loss.

Yes. Every Airtight double glazed window achieves U-value 1.4 W/m²K and qualifies for the SEAI Better Energy Homes scheme. Grant amounts: €5,000 for mid-terrace, €6,500 for semi-detached, €8,000 for detached. Doors qualify separately for up to €800 per door. Combined window + door grant capped at €4,500 in many cases. Eligibility: home built before 2011, current BER C3 or lower, SEAI-registered installer (we are). Homeowners apply directly to SEAI — we provide the contractor details and post-works BER documentation required for your application.

The Building Regulations Part L 2025 require replacement windows to achieve U-value ≤1.4 W/m²K. A-rated double glazing typically hits exactly this number. For comparison: 1990s double glazing was around 2.8-3.1 W/m²K, modern triple glazing is 0.8 W/m²K, and Passive House standard is below 0.8. The lower the U-value, the less heat escapes. SEAI grants require ≤1.4.

Yes — but only if your walls and attic are already insulated. Old single-glazed or first-generation double-glazed windows leak roughly 25-30% of a home's heat. Replacing them cuts heating bills by €480-€620 per year for a typical 3-bed semi. However, if your cavity walls are uninsulated, you will lose more heat through the walls than the windows. We recommend insulating the attic (cheapest fix), then walls, then windows for maximum return on investment. If you are doing a full SEAI One Stop Shop retrofit, all three happen together.

Often yes, with the right product. Most Dublin conservation areas (Georgian core, parts of Rathmines, Ranelagh, Dún Laoghaire) accept timber-effect uPVC sliding sash double glazing where the original sightlines and bar profiles are matched. Buildings on the Record of Protected Structures (RPS) require planning permission and usually slim-profile vacuum or heritage double glazing. We have completed conservation-area installations across Dublin 2, 4, 6 and 8 — call 01 822 8982 and we will tell you straight whether your property qualifies.

uPVC frames: 25-30 years inland, 20-25 years on the coast (we use marine-grade uPVC for Howth, Skerries, Bray). Aluminium frames: 40+ years anywhere. Sealed glass units: 20-25 years before argon gas levels start to drop noticeably. Hardware (handles, hinges, locks): 15-20 years. Every Airtight installation comes with a 10-year guarantee covering glass, frames, hardware and workmanship.

Owen responds within 24 hours and books the earliest available survey slot. Manufacturing 3-4 weeks (Irish suppliers, no UK shipping delays). Installation 1-2 days for a typical 3-bed semi, 2-3 days for a detached. Old windows removed and disposed of, all debris cleaned up, and your 10-year guarantee certificate issued on the day. No deposit required — payment on completion.

Would highly recommend Owen and his crew! Felt really looked after from the initial email, to Owen coming out to measure and quote for our doors and windows. We received our quote on the same day! Took 6 weeks from ordering for the doors and windows to arrive and they were out just days after! This is the second job I have had done with Owen — his advice and guidance on the best solution is honest and the best. Prices are very keen. The door was installed by Anthony and what a brilliant job he did, with no mess, and happily did some other related jobs that had been requested. Very pleasant and trustworthy workmen to have around the house. Super door replacement, no more draughts, happy days!
