What Our Clients Say

What is the SEAI Window & Door Grant?

QUICK ANSWER

The SEAI window and door grant is a government-funded scheme that helps Irish homeowners replace single-glazed or inefficient windows and doors with high-performance alternatives. Available to homes built before 2011, it provides up to €4,000 for windows and €1,600 for external doors — paid directly after installation by an SEAI registered contractor.

SEAI — the Sustainable Energy Authority of Ireland — runs this scheme as part of Ireland’s broader home energy upgrade programme. The grant was updated in 2024 to become standalone, meaning you no longer need to bundle it with other upgrade works through a One Stop Shop. That’s a significant change. It makes the process much simpler for most homeowners.

The grant is paid after the work is completed and verified, so there’s no upfront application fee or complicated pre-approval process. You choose your windows, choose an SEAI registered contractor (like Airtight), and SEAI pays the grant directly to reduce your final bill.

How Much is the SEAI Grant for Windows?

The amount you can claim depends on your property type. Here’s the full breakdown for windows — plus what’s available for external doors on top of that.

Property Type Window Grant Door Grant Combined Max
Apartment €1,500 €1,600 €3,100
Mid-Terrace €1,600 €1,600 €3,400
Semi-Detached €3,000 €1,600 €4,600
Detached €4,000 €1,600 €5,600

Grant amounts shown are maximums and subject to SEAI confirmation. Figures correct as of 2025.

Can I combine the window grant with other SEAI grants?

Yes. The window and door grant can be combined with other SEAI home energy upgrade grants — such as insulation, heat pump, or solar — as part of a broader retrofit project. Combining measures can significantly increase your total grant value. Ask us about this when you request a quote.

How to Apply for the SEAI Window Grant — Step by Step

This is the process to follow if you’re applying for the grant yourself. If you’re using a One Stop Shop, they will manage this process for you.
1

Get quotes from registered contractors

Contact at least two SEAI-registered contractors to get quotes for your upgrade works — only registered contractors are eligible for SEAI grants, so don't hire anyone who isn't on their approved list.

2

Apply to SEAI for grant offer

Once you have your quotes, submit your grant application online at seai.ie with your contractor details and the works you plan to carry out.

3

Wait to receive your grant offer

SEAI will review your application and send you a formal grant offer, this is the most important step, as starting any works before you receive this offer means you will lose your grant entirely.

4

Complete the works

Once you have your grant offer in hand, give your contractor the go-ahead and have the energy upgrade works completed to the agreed specification.

5

Get a post works BER

After works are finished, a registered BER assessor must visit your home to carry out a new Building Energy Rating — this confirms your home has improved and is required to release payment.

6

Submit required documents to SEAI

Upload your contractor invoices, proof of payment, and your new BER certificate to the SEAI portal to trigger the final review of your claim.

7

SEAI pays your grant (inspection may apply)

Once everything checks out, SEAI will transfer the grant amount directly into your bank account — note that a small percentage of homes are selected for a physical inspection before payment is released.

Absolutely. If your attic or wall insulation has already been completed — whether through SEAI previously or through other works — you can still qualify for the window and door grant. The insulation just needs to be in place; it doesn’t need to be done at the same time.
