What is the SEAI Window & Door Grant?

QUICK ANSWER

The SEAI window and door grant is a government-funded scheme that helps Irish homeowners replace single-glazed or inefficient windows and doors with high-performance alternatives. Available to homes built before 2011, it provides up to €4,000 for windows and €1,600 for external doors — paid directly after installation by an SEAI registered contractor.

SEAI — the Sustainable Energy Authority of Ireland — runs this scheme as part of Ireland’s broader home energy upgrade programme. The grant was updated in 2024 to become standalone, meaning you no longer need to bundle it with other upgrade works through a One Stop Shop. That’s a significant change. It makes the process much simpler for most homeowners.

The grant is paid after the work is completed and verified, so there’s no upfront application fee or complicated pre-approval process. You choose your windows, choose an SEAI registered contractor (like Airtight), and SEAI pays the grant directly to reduce your final bill.

How Much is the SEAI Grant for Windows?

The amount you can claim depends on your property type. Here’s the full breakdown for windows — plus what’s available for external doors on top of that.

Property Type Window Grant Door Grant Combined Max
Apartment €1,500 €800 €2,300
Mid-Terrace €3,000 €1,200 €4,200
Semi-Detached €3,000 €1,600 €4,600
Detached €4,000 €1,600 €5,600

Grant amounts shown are maximums and subject to SEAI confirmation. Figures correct as of 2025.

Can I combine the window grant with other SEAI grants?

Yes. The window and door grant can be combined with other SEAI home energy upgrade grants — such as insulation, heat pump, or solar — as part of a broader retrofit project. Combining measures can significantly increase your total grant value. Ask us about this when you request a quote.

Am I Eligible for the SEAI Window Grant?

The eligibility rules are pretty straightforward. You’ll need to tick all four boxes below to qualify. If you’re unsure about any of them, contact us – we check this for every customer before submitting anything.

The grant is paid after the work is completed and verified, so there’s no upfront application fee or complicated pre-approval process. You choose your windows, choose an SEAI registered contractor (like Airtight), and SEAI pays the grant directly to reduce your final bill.

Your home was built and occupied before 2011. Newly built homes don't qualify. The grant is specifically for older housing stock that was built to lower energy standards.

Your home has a Heat Loss Indicator (HLI) of 2.3 or above. This is a measure of how much heat your home loses. Homes with an HLI below 2.3 are already considered reasonably efficient and don't qualify. Your BER certificate will show this figure.

Attic or wall insulation is already in place (or installed at the same time). SEAI requires a minimum level of fabric insulation before approving the window grant. If your attic or walls aren't insulated, we can arrange this alongside the window work.

You use an SEAI registered contractor. Only contractors registered with SEAI can submit grant applications on your behalf. Airtight are fully registered — you don't need to find anyone else.

What if I'm not sure about my HLI?

If you have an existing BER certificate, it will include your Heat Loss Indicator. If you don’t have one, we can arrange a BER assessment as part of the process. In most pre-2011 homes with original windows, the HLI exceeds 2.3 — but it’s worth confirming before we proceed.

Why Choose Airtight as Your SEAI Registered Contractor?

There are plenty of window companies in Ireland. Not all of them are registered with SEAI, and fewer still understand the grant process inside out. Here’s what makes working with Airtight different.

SEAI Window & Door Grant — Serving Dublin, Wicklow & Kildare

Airtight are based in Dublin and cover the Greater Dublin Area plus counties Wicklow and Kildare. If you’re in any of the areas below, we can visit your home, confirm eligibility, and manage your full SEAI grant application from start to finish.

SEAI grant for windows in Dublin

Dublin homeowners — particularly those in pre-war terraced housing in areas like Ranelagh, Rathmines, Glasnevin, and Clontarf — are ideal candidates. Older sash windows in these homes typically have very high heat loss, making the grant both easy to qualify for and highly impactful in terms of energy savings.

SEAI grant for windows in Wicklow & Kildare

County homeowners often have larger detached or semi-detached properties, meaning they can access the higher window grant tiers (up to €4,000) and typically benefit most from the combined window and door package.

The SEAI window grant provides up to €4,000 for a detached home, €3,000 for semi-detached and mid-terrace properties, and €1,500 for apartments. An additional grant of up to €1,600 is available for external doors — bringing the combined maximum to €5,600 for detached homes.

To qualify, your home must have been built and occupied before 2011, have a Heat Loss Indicator (HLI) of 2.3 or higher, and have attic or wall insulation in place (or installed at the same time as your windows). You also need to use an SEAI registered contractor like Airtight.

Yes. The SEAI window and door grant is only available to homes that were built and occupied before 2011. Homes built from 2011 onwards were constructed to higher energy standards and don’t qualify for this particular measure.

Absolutely. If your attic or wall insulation has already been completed — whether through SEAI previously or through other works — you can still qualify for the window and door grant. The insulation just needs to be in place; it doesn’t need to be done at the same time.

No. As of 2024, the SEAI window and door grant is available as a standalone measure. You don’t need to go through a One Stop Shop or bundle it with a heat pump, solar, or other measures. You simply choose a registered contractor (like Airtight), get your windows installed, and claim the grant.

Once installation is complete and Airtight submits the required documentation to SEAI, the grant is typically processed and paid within 4–6 weeks. SEAI may carry out a post-installation inspection before releasing payment. We manage the full submission process on your behalf.

New windows must achieve a U-value of 1.4 W/m²K or lower to qualify for the SEAI grant. All windows and doors supplied and installed by Airtight meet or exceed this specification as standard — this isn’t something you need to verify separately.

Yes. The SEAI window and door grant is available nationwide to all eligible homes in Ireland. Airtight are SEAI registered contractors covering Dublin, Wicklow, and Kildare. If your home qualifies and you’re in one of these counties, we can manage your full application and installation.
